On 23 Jul 2026 Buckinghamshire Council released its Draft Local Plan 2045 (Regulation 19 Consultation). This is a vital blueprint that decides exactly where new housing, roads, and community sites will go over the next two decades. The Government’s target for Buckinghamshire of about 91,000 new homes by 2045 is a part of national planning policy, and the Council is legally required to show how they will deliver it.
The Regulation 19 Consultation is an opportunity to have your say before the Plan is handed over to an independent government inspector. Once it is finalised, these decisions become legally binding. If you have any concerns about green spaces or how local infrastructure will cope, this is a final chance to share your views.
The Council’s current strategy to hit the housing target would largely protect the Chilterns landscape and avoid any large-scale expansions into the Green Belt in the area. As far as Amersham is concerned, this would spare fields such as those around Rectory Hill or Raans Road. Instead, there are seven smaller urban plots, or Small Housing Allocations, selected for development with a total housing capacity of 210 homes. These include brownfield sites like the Amersham Old Leisure Centre & part of the Car Park earmarked for around 30 homes. The Plan also sets out the anticipated delivery of Gypsy and Traveller sites, including 12 pitches in Green Park on Copperkins Lane in Amersham.
